When buying a home in the secondary market, the future owner needs to know for sure that his right to a new apartment will not be challenged by anyone. To make sure there are no applicants for housing, you need an extended extract from the house book, that is, a document by which you can trace the entire history of this apartment. To a private person, who is still not the owner and even registered on this housing, no one will issue such a certificate. You can get it by special request or with the consent of the seller of housing.

In order to receive an extended extract from the house book, you can contact the company that will assist in obtaining an extended extract from the house book. For registration of ownership of the apartment an extended extract from the house book is not needed. This document is not included in the list of registration papers. But when buying an apartment or receiving an inheritance, such an extract is necessary so that you do not accidentally violate someone else's rights. If you inherit the property, contact the notary office. This must be done before the expiration of six months from the death of the former owner of the apartment. In this case, you are a client of a notary's office, which is interested in protecting your rights, therefore, you are not required to be present when you receive such an extract. But a notary can issue such a request in your hands. Present it to the Housing Office or REU together with your passport and get the document you need.

An extended extract from the house book may be needed when buying a home. In this case, the buyer does not have any title documents for the apartment. But the seller has them. If you buy real estate without the mediation of a real estate company, it remains only to agree with the owner, to whom such a certificate should be issued. Of course, you need to be present at the same time so that the official writing the document accidentally does not forget about any of the tenants. An extended statement can also be provided to the realtor who formalizes your transaction. In this case, the owner of the apartment trusts the agency with his property rights. The agent may receive such a certificate of attorney. In this case, you are better off presenting your statement. And, of course, you can only use the services of trusted agencies.
